Northern Beaches Sydney New home cladding

As I have mentioned before on this site, Palliside is an Australian made and designed type A cladding, designed for new construction and recladding.
A breathable sarking was applied to the timber stud frame and then the Palliside weatherboards were fitted.

I also insulated the roof and fixed a colorbond roof .Because the home has a second storey I also installed ventilators on the roof to eliminate heat build up in the ceiling cavity. The gutters, facia, and downpipes in colorbond to match the roof were fitted.

The eaves and all the verandah ceilings were fitted with Icon eave sheeting which gives the appearance of a v -jointed weatherboard, which does not ever need to be painted.
Bracey cladding windows were fitted.
Palliside has a 25 year guarantee.
It will not fade, powder, warp or burn.

This Northern Beaches Sydney home requires no maintenance apart from hosing to clean surface dust.
I did some calculations with the owner prior to commencement and we calculated that the savings on maintenance were as follows:

  • Scaffolding / erection and weekly hire – $12500.00
  • Painting / labour / preparation and materials-$21000.00
  • Even calculated at todays prices the saving on painting every 7 years would be $33500.00 per paint job!

My clients have a beautiful Hamptons style beach cottage on the Northern Beaches Sydney that is completely maintenance free so!

 Imported Canadian Vinyl Cladding

BEFORE: Imported Canadian Vinyl Cladding

The home was already clad in imported Canadian vinyl cladding.
The vinyl cladding had faded, was powering and had become distorted from our Australian sun.
It needed replacing!

Bullnose Veranda

AFTER: Bullnose Veranda

The home was stripped of the Canadian made vinyl cladding.
The windows already installed were Bracey cladding windows which were left.
We then reclad the house in Australian engineered and made solid Palliside (Type A, construction quality) UPVC weatherboards which are guaranteed not to fade, power or warp for 25 years in Australia’s harsh climate. Note the rusticated corners for that Australian authentic weatherboard look. (click for more info)
The old asbestos fibro eaves were covered in Icon Plastics V panel eave sheeting.
Next we installed Colorbond gutter, facias and downpipes.
And the final touch was a genuine Australian bullnose verandah.
A home that will look brand new for years and years to come!

In the 1980’s an aluminium awning was added to cover the patio of the original home and another awning was attached above the front bedroom window and aluminium windows were installed.
By 2013 it was in need of a facelife and so we went to work!

Palliside UPVC weatherboards were installed over the old timber weatherboards, insulating the home and eliminating the need for painting ever again. Rainwater system was renewed using Colorbond gutters ,facia cover and down pipes to eliminate painting.
Icon UPVC eave sheeting, which never needs painting, was fitted to cover the existing asbestos eave sheeting.

A colonial window hood replaced the old brown and white one over the front window.
A new colorbond awning replaced the old aluminium one over the patio.
The terracotta roof tiles were restored, cleaned anti-fungicide applied, broken tiles replaced, the ridges and gables re-beded and repointed in flexipiont.
And lastly the red texture bricks were clad in sandstone cladding.
A new home!

Don’t risk overcapitalising on the wrong improvements, as you will risk chipping away at your profits. But reap the rewards if you do it well.

When a new home buyer is looking at properties to purchase, they want to find a property that won’t take a lot of work or money to get to a comfortable place. Below you’ll find the most important factors to consider when adding value to your home.

Protecting Your Palliside Wall Cladding

Your Palliside wall cladding system doesn’t only increase your home’s kerb appeal. It provides your home with protection from different external harsh elements. With it’s superior UV Resistant coating only minimal cleaning is required. Here are some quick cleaning tips:

Cleaning the Siding

Sidings are susceptible to dirt, grime and mildew. Apart from the surface, they accumulate on the underside of the siding. The easiest thing to do is scrub and wash the siding regularly. You may use a vinegar solution when cleaning small and stubborn stains.

If things are quite serious, combine about one-third cup of powdered detergent, small amount of bleach and one gallon of water. Be careful when using other cleaning chemicals, especially if you’re cleaning the areas of the siding close to other house parts, such as doors and windows; some of them are harsh and may damage wood.

Cleaning the Surrounding Areas

Apart from the sidings, you need to clean the surrounding areas where dirt, grime and mould may come from. If you have trees and tall plants around, you should collect fallen and dry leaves regularly, as they help build up moisture. Clean the gutters regularly, especially during fall and winter.

Repairing Vinyl Siding

You can perform minor repairs on Vinyl sidings yourself. If there are holes in your Vinyl siding, apply a generous amount of caulking into them. Allow them to dry, and use a scraper to cut away the excess and visible caulking. If you’re dealing with larger cracks, holes and colour mismatch, it’s best to call professionals.

Palliside cladding on the other hand require minimal maintenance, as opposed to Vinyl siding which can be far more easily damaged. At Peter & Lesley Bracey Home Improvements, we recommend only Palliside cladding, which is a far superior low maintenance product and the best choice for cladding your home. Palliside weatherboards provide a unique exterior finish. Apart from their aesthetic benefits, they also low maintenance, with their unique UV protection coating.

Is Vinyl Cladding Worth Installing?

Most homeowners are constantly looking for new ways to protect their investment. Nobody wants their home to fall apart or become damaged prematurely, which is why there are certain things a homeowner can do in order to maintain and increase the lifespan of their home exterior. One of the best things that can be done to a home is to add exterior cladding.

Cladding is the term for a protective layer that gets added to the exterior of someone’s home to further protect it from the elements. However, not all types of cladding are the same. Vinyl cladding used to be one of the most popular wall cladding materials, but Palliside has become a better option over the recent years. Palliside weatherboards look great when they are installed on someone’s home; they can provide the natural wood look that so many people love, but without the negative aspects of having real wooden cladding. Avalon Sydney Cladding Renovation

You will see before photos, showing the sorry state of the roof, gables guttering, facias, downpipes and eaves. I renovated the terracotta tiled roof, replacing any broken tiles, cleaning, chemically killing the lichen spores and repointing.

We reclad the gables in Palliside UPVC weatherboards which never needs painting, battening them out to cover the old barge boards that were full of dry rot which was cut out before cladding. Dry rot is a fungus that develops when the moisture content of timber reaches 28-30%, stop the moisture you stop the dry rot.

This house had previously been brick veneered an as a result the eaves are uneven and had to be straightened. We installed Icon UPVC eave sheet which never needs painting to line the soffits (eaves).

Colorbond guttering, facia boards and downpipes were installed.

Because of the height of the gables, eaves etc.every time painting was required (every 6 years or so because the home is 200m from the ocean and the salt spray).
Scaffolding and insulating power lines was required by Work Cover at a cost of about $4500. Plus the cost of painting and repairing of timber effected by dry rot!

Cladding News

I thought I would give you some ideas on the type of cladding renovations we do, and so I have listed two jobs below with the before photos and a description of the cladding renovation being under taken.

1/ Narraweena Cladding renovation:

The photos show the job preparation which is required under Work Cover NSW and Safe work Australia.
The power lines have been insulated to protect our tradesmen (who are qualified builders) from electrocution.
You will also notice the scaffolding that has been erected to prevent falls.

Now the cost has to be priced into the job.
Power line insulation is $330.

Scaffolding on this job was $4020, this is about the average for 2nd story work .
We can all sleep at night knowing the job and our tradesmen are safe!
When the renovations are completed (10 days work) I will post the after photos and you can compare them with the before photos.

The work to be completed;
Cladding the gables and walls in Palliside UPVC weatherboards (White).
Colorbond guttering/facia/barges/downpipes in Federation Green to all the home.
Cladding under the eaves with Icon UPVC eave sheet (White).
The picture window on the front wall is being replaced with our architectural windows. Here we will be installing an awning window 1600 x 2900  as the aspect is elevated and gets all the weather (and awning window can be left open in a storm and no water will get in as it has a piano hinge) and we are installing laminated security glass for insulation/security. All the other windows have  already been renew.

We are replacing the timber awning with a Colorbond awning (white with federation green guttering),
and removing a window and gyprocking inside.

This is a typical job.  A complete makeover, our specialty!

2/ Roselands cladding renovation:

I have also posted some before photos, the after photos I will post in a week or so (updated please see click here).

The work to be completed:

Cladding the home in Palliside UPVC weatherboards  (Vanilla cream).
Renewing the guttering/facia/barges/downpipes in Colorbond (Heritage red).
Cladding the eaves with Icon eave sheet (Almond).
Installing new windows in the two front walls (White).
Installing a new Colorbond meter box (Cream)

Removing the existing awning on the front porch and replacing it with a bullnose verandah in Heritage red (will look amazing, you will not recognise the home).

Again this is a full renovation. As I mentioned earlier most of our jobs are a complete makeover .
This eliminates all painting and renews the exterior of the home, to last another 60 years.
These jobs emphasise why you must engage a specialist for this work .
A builder that has been in business since 1969 !

” Perfection! Nothing Less!”

Just a foot note. Recladding the old aluminium and vinyl clad house now makes up about 20% of our business.
So if you are thinking of recladding call! And let me tailor a cladding renovation, installing  Australian made and engineered Palliside UPVC weatherboards, They will not fade, powder, burn-can be installed in bushfire areas, cyclone rated -will not blow off the wall, and will not warp unlike vinyl cladding they are structural (we build new homes with Palliside, directly fixed to the studs).
